Understanding how lenders
use credit scores


You already know that most of the top lenders (90% of them) use FICO Scores (the top name in credit scores) when making lending decisions (probably because we’re always telling you about it). But what does that actually mean? What really goes down when you apply for a loan? Whether it’s an automated approval process or a 60-day mortgage close, a lender is doing a lot to figure out if you’re going to pay them back on time or not. Here are a few things that might help you understand the approval process.

FICO Scores are designed to help evaluate your risk
FICO Scores aren’t just an arbitrary number provided on a whim. They are based on complex, mathematical algorithms that statistically evaluate a consumer’s credit risk with a point system. Points are assigned for different credit behaviors.

A credit score is based on the concept that past behavior is predictive of future behavior.  FICO scientists evaluate millions of credit profiles (depersonalized of course) to uncover the credit patterns that are most closely associated with people who don’t pay their credit obligations as agreed and compare these patterns with those of stellar payers.  The data shows that consumers who exhibit similar patterns are also very likely to not pay as agreed.

FICO Scores are designed to be a quick measurement of risk—meaning how likely you are to pay back your loan. Each lender determines what is an acceptable FICO Score in their approval criteria.  Each lender will set score thresholds for interest rates, terms and approval. And each lender is different. For instance, a 650 FICO Score may approve you for a 3% interest rate at one lender and a 3.7% interest rate at another.

Lenders can pull FICO Scores from multiple bureaus
A FICO® Score is generated off the data in a person’s credit report. Most people have a credit report at each of the three major bureaus (Equifax, Experian, TransUnion).  As such, most consumers have FICO Scores based on each credit report. FICO invented the FICO Score algorithm. The bureaus generate credit reports based on your credit history. You can access FICO Scores and credit reports from lenders, bureaus and other sources. Got it?

So when you apply for credit, your lender can pull your credit report and a coinciding FICO Score from any of the three bureaus. Each bureau has its own process for collecting and storing your credit activity so each credit report may be different. When the underlying data in the credit reports are different, the FICO Scores across the bureaus could be different as well. Are you still with me?

The way a lender uses FICO Scores and credit reports can also differ. Each lender determines how they use FICO Scores in their credit approval process. Some lenders may consider only your lowest score, some take an average of your scores from all three bureaus, some may consider the highest score.  There are a lot of options here.

My point? All of your credit reports and FICO Scores matter. If you really want to be prepared for your next loan, it’s smart to monitor reports and scores based on data from all three credit bureaus.

They’re using other information too 
Of course, we like to be the stars of the show. But the reality is many lenders consider a lot more information than just your credit reports and FICO® Scores in the credit approval process. They may consider your employment history, proof of monthly income or the amount of credit you are seeking.

Ultimately, try to remember that a lender doesn’t want to lose money. They’re trying to figure out if you are going to pay back your debts on time. FICO Scores are a great way to get a quick understanding of your credit risk, but as you can see, the process can be complex.

FTC Reports- Debt relief scammers falsely claim government affiliation

Posting FTC Warnings to help others Debt relief scammers falsely claim government affiliation August 22, 2014 Consumer Education Specialist What do you get when you mix a fraction of truth and a whole lot of lies? The FTC’s case against scammers who allegedly operated websites that promote a fictitious “Bill Payment Government Assistance Program” — a debt relief program claiming to pay consumers’ bills and repair their credit in exchange for an advance fee. In its complaint, the FTC alleges that American Bill Pay Organization and American Benefits Foundation claimed to be non-profits affiliated with the Recovery Accountability and Transparency Board (also known as the “Recovery Board”) — a real federal agency that was created as part of the American Recovery & Reinvestment Act of 2009 (also known as the “Recovery Act”) to detect and prevent fraud, waste, and mismanagement of Recovery Act funds. Lie number one: American Bill Pay Organization and American Benefits Foundation are not non-profit, nor do they have any government affiliation. In fact, representatives from the Recovery Board regularly fields calls and complaints from consumers confused by the scammers’ lies. The FTC alleges that the scammers further deceive consumers by misrepresenting that — for an advance fee of $900 to $1,100 paid via wire transfer service — American Bill Pay Organization or American Benefits Foundation will pay up to $50,000 of consumers’ bills, including mortgages, credit cards, medical and utility bills, or student or automobile loans. More lies. Based on FTC interviews with victims, it appears that the scammers temporarily paid some consumer bills, but only to encourage payment of their fees. The payments were later reversed, causing consumers to incur overdraft fees, other additional penalties, and, occasionally, account closures. The insult to injury lie: Not only did victims get no relief from their debts, these scammers also broke the law when it took advance fees. You see, federal law bars the collection of any money for credit repair service before the service is fully performed. Many people face a financial crisis at some point in their lives. Whether the crisis is caused by personal or family illness, the loss of a job, or overspending, it can seem overwhelming. But often, it can be overcome. Your financial situation doesn’t have to go from bad to worse. If you need help dealing with debt, contact a credit counselor. A reputable credit-counseling agency should send you free information about its services without requiring you to give details about your financial situation or pay any money before they provide services. Federal Trade Commission report concerning Debt Collection Case- A Must Read!

Federal Trade Commission Joins Consumer Financial Protection Bureau in Filing Amicus Brief in Debt Collection Case The Federal Trade Commission has joined the Consumer Financial Protection Bureau (CFPB) in filing an amicus brief in the matter of Hernandez v. Williams, Zinman & Parham, P.C. (WCP) (Case No. 2:12-cv-00731, U.S. Circuit Court of Appeals for the Ninth Circuit). The case concerns the interpretation and enforcement of the Fair Debt Collection Practices Act (FDCPA). The FDCPA provides that “a debt collector” must send a consumer a notice containing important information about the consumer’s debt and rights either in “the initial communication” or “[w]ithin five days after the initial communication with a consumer in connection with the collection of any debt.” Consumers have 30 days after receiving such a notice to dispute the debt and to request information about the original creditor. The FTC, joining the CFPB, argues in the brief that each debt collector that contacts a consumer -- not just the first debt collector that attempts to collect a particular debt -- must send a notice that complies with this provision. The brief therefore concludes that the Circuit Court should reverse the District Court’s prior ruling granting summary judgment to WCP. The Commission vote authorizing filing of the joint amicus brief was 5-0. It was filed on August 20, 2014.
